There are plenty of entertaining websites where you can find an alleged estimate of how much you could get for your home, but they are based upon limited data and can be wildly inaccurate. A precise estimate is arguably the single most important, and most difficult step in preparing to list your home for sale. Shortcomings of Automated Valuation Models

Sites like Zillow use an AVM, or “Automated Valuation Model” to estimate the value of your home. As noted above, AVMs are often inaccurate. First, they don’t include a physical inspection and don’t account for your property’s condition. Second, they don’t consider upgrades/improvements that may distinguish your home from other nearby homes that have recently sold. In summary, there are numerous subtle, yet important attributes impacting the worth of your home that aren’t considered by AVMs. Unfortunately, automated valuations have become ubiquitous, and some homeowners are misled into believing their home is worth more than the market will bear, resulting in disappointment and frustration. Even worse, they may be led into listing their home for less than they should, costing them thousands.

Get a Clear Picture of Your Home’s Ideal List Price with a Comparative Market Analysis

To get a clearer, more precise estimate or your home’s ideal list price, I can provide you with a comparative market analysis or “CMA”, that will compare it to the most similar homes that have recently sold nearby. Unlike automated valuations, my CMA will account for your home’s location, age, condition, upgrades and other unique attributes. It may even highlight simple and inexpensive things you can do quickly to increase your home’s selling price.

Estimating the price your home will command is not an exact science and even professional appraisals will differ in estimating its value.
